In practice, a two-year UAE real estate visa often proves less cost-effective than a golden visa. The government fees for its processing are unreasonably high—the total cost is often even higher than a 10-year golden visa.Furthermore, the process takes longer: approval from several departments is required, and approval takes longer. Therefore, if an investor can meet the requirements for a golden visa, I strongly recommend choosing it—it saves both money and time, plus it eliminates the need to renew every two years.
